Born and raised in North Miami, our founder, Matt, spent more than two decades learning the real estate business the old-fashioned way — through experience. Mentored by seasoned investors, developers, builders, and industry veterans, he gained a practical education that could never be taught in a classroom. Every deal, every project, and every lesson became part of the foundation that would ultimately shape Penciled & Poured.

What began as a passion for real estate evolved into a commitment to creating exceptional homes and developments that balance design, functionality, and long-term value. Through years of strategic investing, relationship building, and reinvesting in himself and his vision, our founder transformed experience into opportunity.

How does a reservation work?

A reservation is a simple expression of interest in a specific residence. It places you first in line for that home and keeps you informed as it progresses — it does not bind you to purchase. Any sale is finalized only through a separate written agreement signed by both parties.

Is my reservation binding? Can I change my mind?

No. A reservation is non-binding and reflects interest only. You are under no obligation to buy, and pricing and availability remain subject to change until a formal purchase agreement is signed.

Can I choose finishes and customize the home?

Often, yes — if you reserve early enough in the build. Depending on the stage, you may select from a curated palette of flooring, cabinetry, and fixtures within a guided design window. The earlier you commit, the more you can shape.

Who designs and builds the homes?

Penciled & Poured develops each project — sourcing the land, design, and permitting — and the homes are constructed by a licensed Florida general contractor using CBS (concrete block) construction.

When will the homes be completed?

Estimated completion is noted on each residence (current Dania Beach homes around late 2026; Fort Lauderdale homes around the end of 2026). Timelines are estimates and may shift with permitting and construction.

Where do you build?

Across South Florida — currently Dania Beach and Fort Lauderdale, with select opportunities throughout Broward, Miami-Dade, and Palm Beach.

Do you buy land or existing properties?

Yes. We acquire buildable lots, tear-downs, and properties suited to single-family development — often off-market and as-is. Share yours through the Acquisitions form for a direct offer.
